The trend of expanding flat sizes in major Indian cities has taken a slight detour in Hyderabad, where average flat sizes declined by 9 per cent in 2024. According to the latest data from ANAROCK, the city’s average flat size fell from 2,299 sq. ft. in 2023 to 2,103 sq. ft. this year. Despite this reduction, Hyderabad has seen a 24 per cent increase in flat sizes since 2019.

The decline in Hyderabad’s average flat size comes at a time when the national trend is otherwise skewed toward larger homes. With property prices steadily increasing, especially in the luxury segment, many homebuyers across India continue to demand more space. Hyderabad's drop contrasts with the broader market where, on average, flat sizes in the top 7 cities rose by 8 per cent in 2024.

While Hyderabad experienced a decline, other cities have reported strong increases in average flat sizes. The National Capital Region (NCR) recorded the highest growth, with average flat sizes soaring by 29 per cent in 2024. From 1,890 sq. ft. in 2023, NCR’s average flat size has surged to 2,435 sq. ft., fueled by an influx of luxury homes. The region's luxury segment now makes up 70 per cent of all new housing launches, a sharp rise from 40 per cent in 2023.

Bengaluru followed closely, experiencing a 12 per cent rise in flat sizes in 2024. The city's average flat size now stands at 1,660 sq. ft., up from 1,280 sq. ft. in 2019. Chennai also saw a notable increase of 15 per cent in flat sizes, with the average flat size climbing to 1,445 sq. ft. in 2024, up from 1,100 sq. ft. in 2019.

Among other cities, Kolkata and Pune have also seen steady increases in flat sizes. Kolkata's average flat size rose to 1,149 sq. ft., reflecting a 2 per ent increase from 2023. Pune, on the other hand, recorded a modest 4 per cent rise in average flat size, reaching 1,135 sq. ft. in 2024. Mumbai Metropolitan Region (MMR) continues to have the smallest average flat size among the top 7 cities, although it has seen an 8 per cent rise from 784 sq. ft. in 2019 to 849 sq. ft. in 2024.

The upward trend in flat sizes across cities, despite rising property prices, highlights a shift toward larger homes, particularly in the luxury market. Developers are responding to this demand by offering more spacious properties, especially in regions like NCR, where luxury supply has seen a significant rise.

“Luxury homes are increasingly defining the space market in major cities,” said Anuj Puri, Chairman of ANAROCK Group. He added that in NCR, the luxury segment has seen the largest increase in flat sizes, and this trend is being mirrored in cities like Bengaluru and Chennai, where buyers are looking for more expansive living spaces.
